50% Non-Refundable Deposit to hold dates with the balance due 1 month prior to check-in.

All deals, specials, offers, and discounts advertised cannot be added to an existing booking retrospectively. The deal, special, offer, or discount must be mentioned by you, the customer, when making a new booking to receive the discounted rate.

Last minute deals, specials, offers, and discounts will not be available to existing bookings.

By booking with us, you acknowledge that we reserve the right to make changes to any included services as we see fit. Thus, the included services we may offer are not guaranteed services, and are subject to change. We do our best to include as much as we can whilst still keeping costs low so that everyone can enjoy a stay at our amazing properties!


With any cancellation the monies paid will be forfeited . If within 3 months of travel we cannot change dates on the booking and no monies will be refunded or credited. If 3 months out from date of travel, we will be happy to change dates and use deposit towards the new dates if the new dates are available .

We offer 1x date change per booking. This means that any new booking made can be moved once (if outside of 3 months from travel date) without loss of deposit. In the event of a second date change, or cancellation after already moving a booking once, the amount paid will be lost, and no credit will be offered.

Please note that application of a travel credit (of any amount) toward a new booking is counted as a ‘date change’, as it differs from the original date booked. As such, any requested date change or cancellation after applying part of, or all of, a credit to a new booking will result in the loss of the applied credit.

When making a booking with us, you are agreeing to the cancellation terms as outlined above and acknowledge that our cancellation policy applies in all circumstances.

Using Credits

One credit can be used per booking. Credits are valid for use on accomodation costs ONLY. Credits are to be in the same villa as previously booked and for the same time frame. If villas or number of days are changed then you can use up to the 50% for the deposit of the new booking and keep the remainder on file.

Credits held will be valid until March 2025 to rebook new dates in.  After this date all credits held  will be void.

Property Damage

We don’t take a bond but if there is any damage or loss, please let staff know and they will communicate cost. This includes tattoo staining, breakages, or neglect by guest. If our staff see any damage upon inspection, you will be held liable for the damages and they will have a chat with you to keep the villas nice for everyone to enjoy.
